2160 Lonsdale Avenue (Eastern Avenue Frontage)

The City has received a development application from BFA Studio Architects Inc. for 2160 Lonsdale Avenue (Eastern Avenue frontage) as required by the Harry Jerome Neighbourhood Lands Development Permit Area Guidelines. The proposal includes a 6 storey seniors’ memory care and assisted living facility to accommodate 100 senior’s suites. One level of underground parking, that includes 40 vehicle stalls for staff and visitors, is accessed via Eastern Avenue.

The Harry Jerome Neighbourhood Lands undertook a Zoning Bylaw and Official Community Plan amendment that was approved by Council in 2018. The approval created a framework for the development of the site that includes the proposed application at 2160 Lonsdale Avenue. The Zoning Bylaw established permitted uses, building locations and heights, site density, anticipated amenities, and implemented guidelines for how buildings and the public realm should be designed. The proposed project conforms with the stipulations of the Zoning Bylaw and this phase of review provides the opportunity to review the project’s conformance with the Harry Jerome Neighbourhood Lands Development Permit Area Guidelines, and to receive community feedback concerning the proposed design of the structures and surrounding landscape. As the project conforms to the Zoning and Official Community Plan designations for the site, and no variances or amendments are being pursued, the project has been delegated to staff for review and approval.
